The problem tends to be with so many companies out there offering so many different options, <strong>how do you know what\u2019s best for you<\/strong>?? Furthermore, as your needs change how do you determine if you have the <strong>best coverage<\/strong>? To help, I sat down with <a href=\"mailto:carenmartin@ymail.com\">Caren Martin <\/a>of <a href=\"http:\/\/www.bobellisinsurance.net\" target=\"_blank\" rel=\"noopener\">Ellis Insurance <\/a>and asked her a few questions.<\/p>\n<p><strong>Question:<\/strong> From a home buyer\u2019s perspective what should they be looking for when shopping for insurance?<\/p>\n<p><strong><span style=\"color: #ff0000;\">Answer:<\/span><\/strong> Buying a home for your family is the most important asset for most of us, and you want to protect your assets. Insuring your home with the right company and coverage are critical. When looking at all of the company options for insurance, you want to make sure that you are only looking at \u201cA\u201d rated carriers. This rating is from the State of Texas and consists of customer care and claims service.<\/p>\n<p><strong>Most companies offer three types of policies:<\/strong><\/p>\n<ul>\n<li>BASIC COVERAGE \u2013 Actual Cash Value, no water damage and covers only \u201cnamed perils\u201d<\/li>\n<li>BASIC COVERAGE\u00a0with EXTENDED COVERAGE \u2013 Endorsed with 100% Replacement Cost, Water Damage, covers \u201cnamed perils\u201d<\/li>\n<li>ALL RISK COVERAGE \u2013 100% Replacement Cost, Full Water Damage &amp; \u201call perils\u201d are covered in the policy<\/li>\n<\/ul>\n<p><strong>Question: <\/strong>What is replacement cost and why does this matter to me?<\/p>\n<p><strong><span style=\"color: #ff0000;\">Answer:<\/span><\/strong> Replacement cost for your home is determined by the total square footage. Replacement cost is intended to cover the cost of a \u201cTotal Loss\u201d and any \u201cOut-of-Pocket\u201d expenses to you for demolition and debris removal. In most cases the \u201c<a href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/mortgage-101\/real-estate-appraisals\/\">appraised value<\/a>\u201d is less than the replacement cost on an insurance policy.<\/p>\n<p><span style=\"color: #000000;\"><strong>Question:<\/strong><\/span> I\u2019ve heard the insurance company will check my credit. What impact will this have on my policy and will the inquiry bring down my credit score?<\/p>\n<p><strong><span style=\"color: #ff0000;\">Answer: <\/span><\/strong>Most companies do have what is called \u201cinsurance scoring\u201d, which consist of a credit inquiry, insurance responsibility and claims filed. These companies will offer better rates and coverage for your family. We are also looking to see that you haven\u2019t had any lapses in any previous policies. This will show as an inquiry on your credit report but a singular inquiry should not impact your scores.<\/p>\n<p><strong>Question: <\/strong>Can you please explain Flood Insurance? If it\u2019s needed how do you determine the coverage amount?<\/p>\n<p><strong><span style=\"color: #ff0000;\">Answer: <\/span><\/strong>When you purchase a home, a survey will be completed and a \u201cFlood Determination Certificate\u201d is done which determines whether or not your property is located in a flood zone. If your property is in a flood zone, then the mortgage company will require you to carry flood insurance. This is a separate policy from your \u201cHomeowners (Hazard) Insurance.&#8221;\u00a0 <strong>Flood Insurance is defined as incoming or rising water<\/strong>. One way of possibly reducing the premium is to obtain an Elevation Certificate. Any surveyor can perform this service or you may be able to obtain an existing one from the seller of the property.<\/p>\n<p><strong>Question:<\/strong> How can a consumer <span style=\"text-decoration: underline;\">save money<\/span> using an independent agent such as yourself?<\/p>\n<p><strong><span style=\"color: #ff0000;\">Answer: <\/span><\/strong>Using an Independent Agent is definitely an advantage over the \u201cCaptive Agent\u201d because consumers like options. <strong>Ellis Insurance<\/strong> is a full Service \u201cIndependent Insurance Agency\u201d.
