The <a title=\"Understanding Credit\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/mortgage-101\/understanding-credit\/\">Back to Work Program<\/a> allows someone who experienced one of these unfortunate events a chance to <span style=\"color: #ff0000;\">be a <a title=\"Mortgage Loan Qualification\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/qualifying-for-a-203k-loan-in-texas\/\">homeowner again <\/a>in as little as 12 months from the occurrence<\/span>.<\/p>\n<p>Of course with all programs of this nature the guidelines are fairly strict. I\u2019ll list some of them below but if this program is something you wish to pursue I would encourage you to <a title=\"Contact\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/contact\/\">call my office today<\/a>!<\/p>\n<ul>\n<li>Economic event must have caused a reduction in household income of at least 20% for at least 6 months<\/li>\n<li>Loan is for the purchase of a primary residence only<\/li>\n<li>Buyer must attend a <a title=\"HUD Office of Housing\" href=\"http:\/\/www.hud.gov\/offices\/hsg\/sfh\/hcc\/hcs.cfm\" target=\"_blank\" rel=\"noopener\">HUD approved housing counseling program <\/a>at least 30 days but no more than 6 months prior to application<\/li>\n<li>Buyer must have re-established credit with no derogatory items for the 12 months prior to the application<\/li>\n<\/ul>\n<p>So in the list above we mention the term <em>\u201chousehold income.\u201d<\/em> Let\u2019s define this term\u2026household income is the gross income of everyone who resided in the property as their primary residence <span style=\"text-decoration: underline;\">AND<\/span> were on the loan. This means that a borrower and co-borrower\u2019s income would only fall into this category if they were both on the loan. Also if anyone was a <span style=\"text-decoration: underline;\">non-occupant co-borrower<\/span> they would not be included since the home in question was not their primary residence.<\/p>\n<p>It\u2019s also important to mention that <strong>not all of the household members need to be on the new loan application<\/strong>. This is nice in the event not all parties meet the guidelines. As long as one occupant meets the credit and income guidelines we can proceed.<\/p>\n<p>Life and economic events happen and when they do it\u2019s nice to know that there is an option to own a home again in <strong>less than 3 years<\/strong>.
