href=\"http:\/\/dallashomegroup.com\/should-i-rent-or-buy-right-now\/\" target=\"_blank\" rel=\"noopener\">purchases<\/a>, <a title=\"FHA 203k refinance\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/203k-renovation-refinances\/\">refinances<\/a> and even singular items.\u00a0 Let me share with you some examples of some recent projects and how the loans can vary.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-21507\" McKinney, TX<br \/>\n<strong>Purchase Price:<\/strong> $266,130<br \/>\n<strong>Renovation Total:<\/strong> $41,282.85<br \/>\n<strong>After Improved Value:<\/strong> $300,000<br \/>\n<span style=\"color: #ff0000;\"><strong>What did they do\u2026<\/strong><\/span><\/p>\n<p>This couple searched for a couple of months and then decided just to purchase the home they were renting.\u00a0 Luckily for them the owner was willing to sell so it worked out across the board!\u00a0 Using the renovation funds from the full <a title=\"FHA 203k\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/why-the-203k-full-rehab-loan-for-structural-repairs\/\">FHA 203k loan<\/a> they were able to:<\/p>\n<ul>\n<li>Add <a title=\"FHA 203k texas\" href=\"http:\/\/dallashomegroup.com\/mortgage-programs\/203k-rehab-loans\/\" target=\"_blank\" rel=\"noopener\">Energy Efficient <\/a>updates to the windows, insulation and doors \u2013 <strong>this allowed them to exceed the FHA loan limit by $8000!!<\/strong><\/li>\n<li>Repair the foundation<\/li>\n<li>Update the electrical<\/li>\n<li>Update the kitchen and living areas \u2013 fresh paint, new floors, appliances, etc.<\/li>\n<li>Remove the fireplace to open up the areas<\/li>\n<li>Repair leaks in plumbing<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-21510\" src=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/wp-content\/uploads\/2014\/06\/euless-450x450.png\" alt=\"Fannie Mae HomeStyle\" width=\"388\" height=\"388\" \/><\/p>\n<p><strong>Location:<\/strong> Euless, TX<br \/>\n<strong>Purchase Price:<\/strong> $131,000<br \/>\n<strong>Renovation Total:<\/strong> $20,275<br \/>\n<strong>After Improved Value:<\/strong> $155,000<br \/>\n<span style=\"color: #ff0000;\"><strong>What did they do\u2026<\/strong><\/span><\/p>\n<p>This home was perfect in every way except\u2026the <strong>pool<\/strong> needed a lot of work and the previous owners decided to do some demo in the kitchen.\u00a0 <em>Guess what?<\/em>\u00a0 The buyer of this property was able to purchase the home \u201cas is\u201d using the <a title=\"Fannie Mae HomeStyle Renovation Loan\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/fannie-mae-homestyle-renovation-mortgage-loan\/\" target=\"_blank\" rel=\"noopener\">Fannie Mae HomeStyle loan <\/a>and not only repair the kitchen but design a <strong>great outdoor living space complete with a fully functioning pool<\/strong>!<\/p>\n<ul>\n<li>Repaired door and electrical in kitchen<\/li>\n<li>Resurfaced pool<\/li>\n<li>Updated electrical for pool and spa<\/li>\n<li>Added a diving board and slide<\/li>\n<li>Updated title and decking around pool and spa<\/li>\n<li>Installed new pool equipment<\/li>\n<\/ul>\n<p>After reading about the two projects above it\u2019s clear that a lot can be accomplished with either the <a title=\"FHA\" href=\"http:\/\/www.fha.gov\" target=\"_blank\" rel=\"noopener\">FHA 203k <\/a>or the Fannie Mae HomeStyle renovation loans but what <strong>options do you have if you just need a singular item replaced or repaired?<\/strong>\u00a0 <span style=\"color: #ff0000;\">The short answer is\u2026several!<\/span><\/p>\n<p>Take for instance our clients who closed last month in Austin, TX\u2026their home <strong>only needed a septic system<\/strong>.\u00a0 After all of the bids came in it appears this project was going to cost about $20,000.\u00a0 They opted for the <strong>Fannie Mae HomeStyle<\/strong> loan which allowed them to install the septic and finance the cost of the repairs.\u00a0 The nice thing about their project was being a singular item, they didn\u2019t need a <a title=\"203k Consultant\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/what-role-does-the-203k-consultant-play-in-the-fha-full-203k-loan\/\">consultant<\/a> and the appraiser simply listed the repairs in his report.<\/p>\n<p>Another example of some minor repair work comes from our client in Allen, TX.\u00a0 He was able to close with an <a title=\"Escrow Holdback\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/how-to-sell-a-home-with-the-escrow-holdback-program\/\">Escrow Holdback <\/a>that the seller funded.\u00a0 Basically the seller provided funds on the HUD-1 statement which we held in escrow.\u00a0 Once his painting was complete and his new granite counters were installed we simply sent the original appraiser out to inspect the work.\u00a0 Then we
