They found this home located on some acreage and felt it was perfect for them except for the fact it was outdated. Using the <a title=\"FHA 203k texas\" href=\"http:\/\/activerain.trulia.com\/blogsview\/4272007\/understanding-how-a-renovation-loan-works\" target=\"_blank\" rel=\"noopener\">full version of the FHA 203k loan <\/a>they were able to purchase and renovate the home to their needs.<\/p>\n<p>Another big point to make is that the appraised value was a little short \u2013 <strong><span style=\"color: #ff0000;\">good news is that FHA allows 110% financing<\/span> <\/strong>so the max amount they finance was $220,000 which was a perfect amount!<\/p>\n<p><strong>Renovation included:<\/strong><\/p>\n<ul>\n<li>Masonry work to repair exterior or home<\/li>\n<li>Install new kitchen cabinets and appliances<\/li>\n<li>Bring the electrical up to code<\/li>\n<li>Open the living area by removing a partition wall<\/li>\n<li>Install new hardwood floors<\/li>\n<li>Interior painting<\/li>\n<\/ul>\n<p>_______________________________________________________________________________________<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-21046 size-full\" title=\"FannieMae HomeStyle in Houston, TX\" src=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/wp-content\/uploads\/2014\/11\/PicMonkey-Collage.jpg\" alt=\"fha 203k purchase texas\" width=\"450\" height=\"450\" \/><\/p>\n<p><strong>Location<\/strong>: Houston, TX<br \/>\n<strong>Purchase Price: <\/strong><strong>$325,000<\/strong><br \/>\n<strong>Renovation Total:<\/strong> $74,603<br \/>\n<strong>After Improved Value:<\/strong> $410,000<br \/>\n<strong>What did they do\u2026<\/strong><\/p>\n<p>This client found us through an internet search for a lender offering Renovation Loans. They had this house picked out but knew it would not pass a regular home inspection for a conventional loan so they needed options. Luckily being able to offer then the <a title=\"Fannie Mae HomeStyle\" href=\"https:\/\/dev203k.orbitwebx.com\/dev203k\/fannie-mae-homestyle-renovation-mortgage-loan\/\">Fannie Mae HomeStyle Renovation <\/a>loan saved the day. One afternoon we received a call from these buyers frantic because their lender didn\u2019t know the <a title=\"FHA 203k for Foundation Work in Texas\" href=\"http:\/\/dallashomegroup.com\/mortgage-programs\/fha-loans\/\" target=\"_blank\" rel=\"noopener\">FHA 203k program<\/a>. The seller was a bit elderly and unable to keep it up to date. Our young buyer was ready to take it on and bring it back to life.
